A loft extension is the easiest way to create an extra bedroom and bathroom and the least disruptive way of doing so, as most of the work can be done from outside. Make sure you strengthen the floor joists and that the extension looks in keeping with the rest of your house and doesn’t look like something that has been “bolted on”.
Erecting a conservatory is a good way of increasing living space and is a lovely way of bringing the garden into the house.
Install central heating.
Convert the garage into a room, whether it is another reception room, a study or a downstairs bedroom. Ninety percent of British households do not park the family car in the garage so it may as well be used as living space.
If you live in a city or town centre where parking is difficult, consider paving over the front garden and using it to park the car.
Make sure your house has kerbside appeal so paint the front of the house, replace the front door if necessary, clean the windows and make sure the front garden is clean and tidy.
If you can only afford to do up one room of your house, then make sure you concentrate on the kitchen. Ensure there is plenty of storage space and plenty of clear work surface. Unless it is a very small kitchen, make sure it contains a table and chairs to show that it is large enough in which to eat.
