What Can you Build Without Planning Permission?

Can’t face the thought of applying and waiting for planning permission but want to extend your home. Here are some projects you could tackle under permitted development. Be sure to double-check your local council’s website before starting.

How about a standard loft conversion? With homeowners wanting to improve rather than move this is the renovation of choice. The majority won’t need planning permission. Mostly as long as the conversion is no higher than the highest part of your roof and similar material to the rest of your house then it is fine.

Surprisingly you could have a single-storey extension without permission however there is a long list of conditions including size, height and roof pitch that you will need to adhere to.

Alternatively, you could install a garden room. As long as it takes up less than 50% of your garden and is smaller than 15sq m, there are exceptions, e.g. if you intend to use the room for sleeping, consult your local council’s planning department.
